Our Probate Listing Rules. Really Simple.
If you are a personal representative, we spell out very clearly our probate listing rules:

1. 30 Days on the Market Only: We guarantee that from Day One on our MLS service, your property will be in escrow within 30 days.
2. What if it's not in escrow: If your property is not in escrow within 30 days of hitting the MLS, you can cancel your listing, with absolutely zero obligation on your part of any kind.
Blend Luxury makes its listings very simple to understand. We sell a property within 30 days on the MLS or you as the seller can cancel. And of course these listings include ALL of our services -- surface staging in the property with new items, high end marketing, exquisite professional photography, wow-factor drone photography, all of our print marketing, and all of our social media marketing. You will get a luxury listing and we won't need more than 30 days to get you top dollar. GUARANTEED or you can cancel.
That's the promise! But what's new?
What is new is that our listings are VASTLY outperforming the other listings in the San Diego real estate market by actually selling and in typically under 30 days. That's tremendous news in this very slow real estate environment. This is a clear buyer's market. We are not turning into a buyer's market. We are in one and have been since about March 2025.
The reason for our ongoing sales success is that we put everything into every listing. We fuss at properties to make them stand out on the MLS. This is done by having them cleaned at our expense, then tidied up or even emptied. Then, the best photography and best storytelling.
